PROCESS
The Town is very proactive regarding code enforcement. Property owners are notified of existing violations,
and given a certain period of time to resolve them. If unresolved an administrative hearing is scheduled.
The Code Enforcement Board is an appointed quasi-judicial body of seven Oakland residents,
hears cases regarding unresolved code violations.

Lot Mowing
Section 42-44 A of the Code of Ordinances
Section 42-44 A of the Code of Ordinances, regarding lot clearing, reads:
“Duty of owner. All lots or parcels of land in the town not used for agricultural
purposes shall be kept mowed or harrowed and cleared of weeds,, undergrowth,
trash and rubbish by the owner at all times. The maximum height of grass on
said parcels shall be 18 inches.”
If a vacant building lot is not regularly mowed, you may receive a violation notice
from the Town, requesting that the lot be mowed.
Recreational Vehicle Storage
Section 46-39 of the Code of Ordinances
Recreational vehicles may be stored, unoccupied, in any zoning district subject to the following:
(1) In residential districts, a recreational vehicle may be parked on the rear half of the lot at least
ten feet from side lot lines and five feet from rear lot lines.
(2) The recreational vehicle shall be owned by the owner or occupant of the lot when stored in a residential district.
(3) Permits for storing unoccupied recreational vehicles shall be required from the zoning department.
(4) Recreational vehicles may not be stored or parked on commercial or industrial property unless within a parking area
that has been designated for such vehicles on an approved site plan.

Inoperable Vehicle
Section 70-137 of the Code of Ordinances
Sec. 70-137. Definitions of terms:
The following definitions of terms shall apply for the purpose of this article:
Abandoned, inoperable and/or discarded vehicle means a vehicle that is in a state of disuse, neglect or abandonment.
Evidence that a vehicle is “abandoned, inoperable and/or discarded” may include, any one or a combination of the following factors:
(1) The vehicle being wrecked;
(2) The vehicle being inoperative, as evidenced by vegetation underneath as high as the vehicle body or frame; refuse
or debris collected underneath; or, the vehicle being used solely for storage purposes;
(3) The vehicle being partially dismantled, having no engine, transmission, or other major and visible parts;
(4) The vehicle having major and visible parts that are dismantled;
(5) The vehicle being incapable of functioning as a vehicle in its present state;
(6) The vehicle having only nominal salvage value;
(7) The vehicle being without either a valid and current vehicle license tag affixed and registered to the vehicle
where it is affixed, or if ownership of the vehicle does not require a license tag, then the vehicle being without a
valid and current registration;
(8) The vehicle which, excluding its windows, windshield, and underside, is rusted on at least 50 percent of its body exterior;
(9) A vehicle with one or more flat tires or other visible signs that it is not capable of propelling down a roadway; or
(10) The vehicle being incapable of safe operation under its own power, or a vehicle that cannot be self-propelled or
moved in a manner it was originally intended to move.
Signs
Oakland Zoning Code
Signs, called “snipe signs” and “bandit signs,” are illegal in almost every Central Florida
municipality. In Oakland, however, these signs will be removed almost immediately
after it is placed.
Oakland Zoning Code §16.1.3 A states ”any sign placed on public property, including
rights-of-way,“ is prohibited. This includes the street spam that frequently advertises
questionable multi-level marketing or work-at-home schemes, dubious weight loss plans,
credit repair and predatory lenders. This provision of the Zoning Code is aggressively
enforced, to protect workers that must scale utility poles (the nails and staples that are
used to attach signs to poles are a safety hazard), prevent blight resulting from visual
clutter, and preserve the town’s unique and sensitive visual environment. Snipe signs
are usually removed and disposed by Town staff within 24 hours of posting
The Town takes formal code enforcement action against repeat offenders, including fines,
removal fees and referral to the Code Enforcement Board.
Garage/Yard Sale Signs
Garage sale signs and real estate signs advertising property located in Oakland are
tolerated on weekends only, if they are displayed in moderation. A garage/yard sale permit is required.
