BUILDING PERMITS

The building permit process consists of two reviews:  The Town of Oakland Zoning Review and Orange County Building Review.

The first step is to submit the entire permit application and complete set of plans and attachments to the Town of Oakland.

After Town review and approval, the applicant must pick up and deliver the application to Orange County Building Department to receive the actual building permit.

As part of the building permit inspections, the Town will conduct three separate inspections; sidewalk and driveway, final grading and landscaping and final zoning release.

Orange County does all other reviews and releases the Certificate of Occupancy once the Town's final release is processed.

 

OTHER PERMITS

 

Pool Permits

 

A Pool Permit is required by the Town of Oakland.  There will be a charge of $50.00 when submitting your permit. The Town planner reviews and approves all applications.

 

Fence Permits

 

The Town requires a $25 permit for all fence or wall installations. Fencing is limited to 4 ft. in height along ALL road frontage with exceptions, and 6 ft. in height along side and rear property lines. Road frontage exceptions are for street side yards (except reverse corner lots) and rear lot lines for through lots. In these cases, a six foot fence may be allowed if it is set back from the property line 5 ft. and is landscaped with shrubs and/or vines. Check with your HOA for any additional rules.

 

Tree Permits

 

The Town is designated as a Tree City USA and has taken great pride in its specimen trees and canopy.

 

Tree trimming or pruning does not require a permit; however, trimming must follow the National Arborist Association standards. You can find the tree trimming standards at www.natlarb.com.  

 

A request for tree removal must be reviewed by the Planning Director and approval and permits are required.

 

The Town requires a $25 permit for all tree removals involving trees greater than 6 inches in diameter at breast height (DBH, measured 4 ˝ feet from the ground). Removal of trees without a permit will result in the replacement of the tree at a 4 inch to 1 inch ratio at the owner’s cost, AND a $50 per inch fine.

 

Tree topping is unlawful in the Town. Remember, you have chosen to live in Oakland, a “Tree City USA”
